Preparing future pathways for NHS PFI contracts
Simon Hayman, Regional Director at Equans UK & Ireland, recently spoke at the Convenzis NHS Sustainable Solutions Conference, where he discussed Equans' strategic and collaborative approach to supporting the NHS in its transition beyond Private Finance Initiative (PFI) contracts. In his presentation, Simon shared insights on the key strategies and innovative solutions Equans is developing to help its clients deliver a ‘Net Zero’ National Health Service, while also addressing the challenges of the post-PFI landscape. Simon also showcased how Equans is driving sustainability and improving operational productivity across our healthcare facilities, ensuring they are prepared for the future.
A collaborative approach to decarbonisation
Decarbonising healthcare facilities is a complex challenge, especially across large, multi-site hospital estates. Equans has been working closely with numerous NHS trusts across the UK to implement a holistic approach to achieving net zero. At the heart of this approach is a five-stage decarbonisation strategy that aligns with the Infrastructure and Projects Authority’s (IPA) guidelines.
The strategy begins with comprehensive carbon emissions data collection across all PFI-managed hospitals. This is critical for effective decision-making, as it provides the necessary insights to develop the tailored high-level net zero strategies for each healthcare facility.
Following this, we introduce our Energy-Focused FM (facilities management) initiative, which focuses on ‘quick wins’ and fostering behavioural changes that can deliver immediate, tangible results while laying the foundation for a long-term decarbonisation strategy. The initiative empowers site teams to take proactive steps, from turning off unnecessary lights and switching off idle screens to BMS optimisation and trialling low cost innovation solutions, to help reduce energy consumption and energy costs, driving immediate improvements in energy efficiency for performance optimisation of hospital sites.
The next stage is the development of a costed decarbonisation plan. This detailed, site-specific roadmap outlines the financial and operational steps required to reach net zero. The final stage involves securing the necessary funding and resources to deliver these transformative decarbonisation projects.
To date, Equans will have completed the first three stages at our 38 healthcare sites, by the end of the year, ensuring that every hospital is fully prepared for the transition to a sustainable future.
Driving innovation through digitalisation and climate resilience
Beyond decarbonisation, Equans is committed to helping the NHS improve productivity by embracing digital innovation and preparing for the future challenges posed by climate change. Our digital, cloud-based system, SMARTR, has been deployed at healthcare facilities and is enabling real-time monitoring and predictive condition-based maintenance. With SMARTR, the data collected and interpreted on space utilisation and air quality for example, at hospitals can help enhance operational efficiency, reduce energy consumption, and lower emissions to ultimately improve patient care.
In addition to the use of smart technologies, we are addressing the growing need for climate resilience within NHS facilities. With rising temperatures and increasing extreme weather events, hospital estates must adapt to these impacts. Equans has been at the forefront of implementing integrated renewable energy systems in NHS facilities, such as adapting cooling plant to run more efficiently at higher temperatures and the use of solar microgrid, such as the one installed near Addenbrooke’s Hospital, by Cambridge City Council, which not only supports in driving sustainability efforts but also generates a long-term revenue stream for the local council. The microgrid project serves as a model for hospitals looking to decarbonise the energy supply and increasing the capacity to charge their fleet of vehicles, while maintaining operational reliability.
Engaging NHS staff in decarbonisation
Equans' strategy is not limited to infrastructure; it also includes behavioural change initiatives to engage NHS staff in energy-saving practices. For example - the creation of energy-saving leaflets in collaboration with our clients, helps raise awareness among key workers on how small actions at home or work can collectively contribute to significant energy savings.
Preparing for the post PFI landscape
Looking ahead to the post-PFI landscape, NHS PFI contracts which are set to expire in the coming years, present unique challenges for maintaining healthcare infrastructure. Traditionally, PFI contracts are considered too difficult to change, however our experience of working closely with our Project Co-partners shows the benefits of collaboration. The work we are doing to integrate District Heating Networks into existing PFI are clear examples, highlighting that new solutions are available.
In the post-PFI era, Equans proposes solutions that integrate condition-based maintenance using insights gained from collected asset and building data, rather than traditional time-based systems. By adopting this approach, hospital infrastructure can remain operational and efficient without the heavy reliance on lifecycle funds. This forward-thinking model allows hospitals to maintain their facilities effectively, reduce operational costs, and ensure long-term sustainability, even as the PFI era draws to a close.
A sustainable future for NHS facilities
In conclusion, Simon highlighted how Equans’ expertise in decarbonisation, digitalisation, and climate resilience firmly positions us as a key partner in helping the NHS navigate the transition today and beyond PFI contracts. By working closely with NHS Trusts and our Project Co-partners, we ensure that hospitals continue to deliver high-quality care while addressing the growing sustainability demands.
Through collaboration, innovation, and a strong focus on sustainability, we are preparing NHS facilities and estates for a future where they can operate more efficiently and sustainably post PFI. Equans is dedicated to guiding NHS Trusts through this complex transition, ensuring their facilities remain resilient, cost-effective, and ready for the challenges ahead in a low carbon future.
