Overview
Manchester’s iconic Chorlton Library, designed by Henry Price and funded by Andrew Carnegie, opened in 1914 and is celebrated for its distinctive Edwardian Baroque architecture, earning it Grade II listed status. Manchester City Council appointed Equans to deliver the sensitive restoration and modernisation of this much-loved landmark, returning the library to its former glory while futureproofing it for generations to come.
The project required a careful balance of heritage conservation, modern engineering and community access, ensuring the building could continue to serve as a vital civic space while meeting contemporary standards for safety, sustainability and accessibility.

Breathing new life into old walls
Prior to receiving listed building status, Chorlton Library underwent a series of 1970s renovations that compromised key interior masonry and plasterwork – particularly on the domed roof, which had been boarded over and concealed beneath a false ceiling. Equans led a comprehensive programme of heritage restoration, carefully reversing this damage while preserving the integrity of the original structure.
Equans oversaw the restoration of the library’s stonework and the re-plastering of interiors using traditional materials and techniques. Alongside this heritage work, Equans delivered a full overhaul of the mechanical and electrical systems, introducing modern, efficient solutions aligned with Manchester City Council’s wider decarbonisation ambitions.
The centrepiece of the library’s restoration focused on refurbishing the iconic domed roof which has been hidden for decades. The concrete of the dome was found to be in notably poorer condition than expected, which required additional remedial works. Following close consultation between Equans, specialist heritage contractors and Manchester City Council’s Listed Building Officers, birdcage scaffolding was installed to allow safe access for repairs.
Stone masons, used replicas of original tools to hand-carve replacement blocks for damaged or missing features throughout the building, including the 1920s stone balcony uncovered beneath the dome. Intricate floral details were cast on-site to replicate missing elements at the dome’s base.
The library’s interior layout was sensitively reconfigured to reveal the original octagonal atrium and showcase the integration of historic architecture with modern design. Decorative tiling, plasterwork, stone friezes and historic lettering - discovered during the works - were carefully preserved and restored, while radiators were cast to match the original period aesthetic.
Additional rooms were introduced within the existing structure, creating flexible spaces capable of hosting meetings, workshops, talks and community events.
Impact
Overcoming challenges: the great escape
As a cherished community asset, it was essential that Chorlton Library remained operational throughout the project. Equans structured the works into two carefully managed phases, segmenting the building into defined zones to maintain safe and controlled environments. While one zone underwent active restoration, the other securely housed the library’s books and artefacts.
Working within a listed building brought further complexity. Planning permission imposed six key conditions and specific requirements that impacted on the techniques and materials used in the transformation. These affected areas such as the first-floor balustrade, concrete works to the coffering and rotunda, glazing, de-stratification fans, radiators and rainwater goods. Equans worked closely with the Listed Building Officer to ensure all materials, tools and techniques met heritage requirements and preserved the building’s historic significance.
A further challenge arose when significant asbestos was discovered in the basement. To limit the associated health hazards, alongside the need to protect access to library services, Equans coordinated the safe removal of asbestos during night-time operations. Due to the confined nature of the space, a bespoke rescue plan was implemented in case of emergencies, drawing comparisons that were said to resemble the wagon and pulleys system seen in The Great Escape.
Outcomes
Today: where past meets future
One of the most significant outcomes of the project is not only the stunning restoration of Chorlton Library’s architectural beauty, but the delivery of a complete mechanical and electrical fit-out to reduce its carbon emissions while protecting the restored fabric of the building.
Equans installed a new fire alarm system and upgraded the Building Management System to support the enhanced building services. Destratification fans were also installed in the newly uncovered dome to circulate air and manage condensation in this space. The introduction of Open+ technology also now enables the library to extend it’s opening hours, improving accessibility and allowing the library to better serve its local community - without increasing operational costs or emissions.

Today, Chorlton Library stands as a powerful example of how expert heritage restoration and modern engineering can work hand in hand. Equans’ meticulous delivery has returned the building to its Edwardian grandeur while transforming it into a sustainable, accessible and operationally efficient community hub.
The works have enhanced public access, extended opening hours and improved user experience, all while supporting Manchester City Council’s decarbonisation goals. This carefully managed restoration ensures that Chorlton Library’s architectural legacy endures, inviting future generations to experience and cherish this treasured landmark for years to come.
