Overview
Equans has transformed a disused former children’s home on Dickenson Road, Manchester, into 24 high-quality, self-contained residential units.
The project addresses a critical shortage of hospital discharge accommodation across the City of Manchester, providing safe, secure and comfortable spaces for vulnerable residents with no suitable home to return to. By regenerating a disused and deteriorating building, the scheme has created an essential community asset that supports recovery and reduces pressure on local healthcare services.
Our work
Regenerating an empty asset
Prior to redevelopment, the building had stood empty for several years, becoming a target for graffiti and anti-social behaviour. Equans repurposed the site, converting an unsafe and underused space into a valuable facility for some of Manchester’s most vulnerable residents.
Internal remodelling
The project involved extensive structural and internal reconfiguration to enable the creation of 24 self-contained units. Key works included:
- Structural modifications using mini-piles, steel columns and beams
- Creation of a new ancillary office and administrative spaces
- Full electrical fit-out, including power, lighting, emergency lighting, fire alarm and intruder alarm systems
- Remodelling of the heating system
- High-quality internal finishes throughout
The result is a warm, modern and thoughtfully designed environment that meets residents’ needs during recovery.
External building works
Significant external upgrades were also delivered to ensure long-term durability and security, including:
- Installation of a new roof using Metrotile stone-coated steel panels and an Icopal system on flat roof areas
- Brickwork alterations to accommodate new double-glazed windows and aluminium doors
These improvements have enhanced both the performance and appearance of the building, creating a safe and welcoming environment.
Impact
By blending innovative solutions with sensitive restoration, the scheme has created safe, modern living spaces for individuals with no suitable home to return to following hospital admission.
Residents now benefit from private, well-equipped accommodation that supports recovery and independence, contributing to improved health outcomes while helping to reduce hospital waiting times and bed pressures across the local healthcare system.
