Overview
Equans is working with Midland Heart Housing Association to modernise and future-proof over 700 homes across Coventry, Birmingham and Leicester.
Through a phased programme of refurbishment and energy efficiency upgrades, we’re enhancing comfort, reducing carbon emissions and supporting communities across the Midlands.
Our work
Delivering homes fit for modern living
As part of Midland Heart’s Homes for Modern Living programme, Equans will upgrade 180 homes in Birmingham and Coventry. Alongside the installation of new kitchens and bathrooms, Equans will take a holistic approach to modernising homes. This includes delivering a range of upgrades specific to the needs of each property – such as electrical rewiring, structural improvements and energy efficiency measures. These works aim to future proof homes, support long-term sustainability, and minimise the need for further upgrades in the years ahead.
Roofs will be replaced on 60 properties, improving insulation and resilience to weather. Solar panels will be fitted to 50 of these homes, enabling residents to benefit from renewable energy and lower electricity bills. These carefully planned upgrades are being delivered in tandem to minimise disruption for residents and maximise efficiency on site.
Retrofitting homes for energy efficiency
Equans has also undertaken a significant retrofit scheme to improve the energy performance of homes across Coventry, Leicester and Birmingham. Each property will receive a bespoke package of carbon-reducing improvements, including solar panels, triple-glazed windows, new roofs, and both internal and external wall insulation. Upgraded ventilation systems will help to improve air quality and prevent damp and mould, while older heating systems have been replaced with modern, efficient storage heating – reducing running costs and carbon emissions.
Energy Performance Certificates (EPCs) will be raised to a C rating, cutting carbon emissions by an average of one tonne per home – equivalent to charging over 120,000 smartphones.
Equans has already completed retrofit work to 158 homes, part-funded through Wave 2.1 of the Government’s Social Housing Decarbonisation Fund, now known as the Warm Homes: Social Housing Fund.

Equans’ on-site management teams have played a central role in maintaining strong relationships with residents and with Midland Heart’s housing teams throughout the work. Regular communication, clear timelines and a visible daily presence on site have ensured that residents remain informed, supported and listened to at every stage.

Outcomes
Beyond the physical improvements, the programme is generating significant social and economic value for the region. Between June 2024 and August 2025 alone, Equans delivered £2.48 million in measurable social value outcomes.
Two apprentices have been employed to support the Midland Heart programme, while over 60% of the Equans workforce involved lives within 20 miles of their work sites – ensuring local people directly benefit from the investment.
By prioritising local suppliers and subcontractors, Equans is also helping to strengthen nearby businesses and sustain vital trade skills across the Midlands.
